NZ's biggest-ever retail deal? Major Auckland mall hits the market

One of the country’s largest shopping centres, Auckland’s Botany Town Centre, has been put up for sale in what real estate agents say could be the largest single-asset retail transaction ever seen in the New Zealand market.

Colliers and JLL have been jointly appointed to run an international expressions-of-interest campaign for the 60,825sq m centre, with bids closing October 14.

While the companies have not put a public figure on the sale, Colliers capital markets director Richard Kirke told 1News he expected the centre to fetch in the vicinity of $450 million.

"It's one of New Zealand's very best assets," Kirke said. "It'll get a lot of attention."

The centre's Canadian pension-fund owners had not yet spoken to buyers, he said, but the size of the deal means the real contest will likely be fought out by offshore players with deep pockets.

"You do look offshore, you look at the institutional investors that have similar assets in Australia and across Asia Pacific, the sovereign wealth funds.”

What's actually for sale

Located 18.5km south-east of the Auckland CBD, Botany Town Centre is the country's fourth-largest shopping centre, generating NZ$354.7 million in annual turnover to July 2026.

It comprises 200 tenancies anchored by Farmers, New World and Hoyts, alongside retailers including H&M, JB Hi-Fi, Chemist Warehouse and Mecca.

The centre opened in 2001 and underwent a $78 million redevelopment in 2019.

It sits on a 17.3ha freehold site with only around 35% site coverage, leaving what Colliers and JLL describe as substantial scope for further residential and mixed-use development, subject to consent.

Busway to boost value

Kirke said the nearly complete Eastern Busway, under construction between Botany and Panmure, would further cement the centre's position as the dominant retail hub for East Auckland.

"It really is the dominant centre for the east of Auckland already," he said. "That busway will just make it easier for more people to get to the site."

Colliers' Lachlan MacGillivray said the centre's diverse tenant mix and strong catchment growth — the trade area's population of roughly 500,000 is forecast to grow at 1.3% annually, outpacing the national average — reinforced its appeal to investors.

JLL's Nick Willis said Australian and international capital was increasingly looking to New Zealand retail for value, pointing to the recent sales of Manukau Supa Centa and Glenfield Mall as evidence of accelerating appetite.

"We expect Botany to attract the same breadth of interest.”

Kirke said deals of this size don't come around often in New Zealand.

"I think it's the biggest single asset transaction in the retail sector to have come to the market," he said. "I can't think of a bigger one."
