A person has had a fortunate escape from the top of a three storey property this morning after a fire broke out shortly after 1am.

Fire and Emergency said it arrived at 1.15am to a three-level property on Ulster St in Whitiora with "reports of people inside".

At the peak of the fire, FENZ said there were over 40 firefighters and 10 trucks battling the blaze.

The fire has since been contained and is "reduced to a small fire".

St John sent one ambulance and one manager to the scene and transported two people in a moderate condition to Waikato Hospital.
